Subject: RE: Caerphilly Local Plan - skeleton of AIF's case Barbara Further to our telephone conversation this morning, I wanted to confirm what we have agreed. As you know, AIF and GB Engineering will be appearing at the same hearing on 20th May – given we are promoting residential use on our adjacent landholdings it makes sense in terms of Examination time and our effort. GB have already submitted their case, through Asbri planning’s submission last week. We are finalising our further submissions, but I wanted to assure you AIF will not be introducing any new issues at this time. Our further submissions are to answer the LPA points and to clarify our previously submitted case. They will concentrate on the following: Marketing The site has been continuously marketed with no interest from commercial occupiers or buyers. A short marketing report will be submitted Flood AIF submitted an FRA scoping document as part of earlier submissions. This will be supplemented by publicly available information to show there is no insurmountable flood risk affecting residential development of the site Site viability AIF will produce evidence to demonstrate continued industrial use at the site is not viable. Even if there was market interest in the site, recent developments (housing across the road and the new hospital on the adjacent site) result in the site becoming even less attractive to commercial developers and occupiers Other site characteristics AIF will restate the site presents an opportunity for sustainable housing development reusing brownfield land, which is in accord with the thrust of planning guidance for Wales The further submissions will be with you early next week.
